Description

Blatch Fine Homes are pleased to present this impressive and extended executive detached property, which is located in Bulkington, moments from the famous Weston Hall Hotel and St James' Church. With five double bedrooms, one of which has an en suite bathroom, as well as the option to turn the top floor into a sizable bedroom with an en suite bathroom, a games area, or even a gym.

Ground Floor

The entrance door opens into a wooden-floored hallway that connects to the house. The dining room, which has patio doors leading out to the entertainment area of the mature garden, is accessible from the hallway after you enter the generously proportioned living room, which has dual aspect windows and a distinctive bay window to the front. Via the dining room, you can enter the office, which also makes a great cosy or playroom because it has dual aspect windows that let in plenty of natural light. The downstairs cloakroom is also accessible from the hallway. The sizable kitchen has a gorgeously tiled floor, a view of the established garden, and plenty of working and storage space within a variety of cupboards. It also includes a gas range stove. After the kitchen, there is a utility room/boot room with a door leading to the garden/Carport.

First Floor

The main bedroom is on the first floor, and it has an en-suite bathroom with a waterfall shower and a larger-than-average cubicle. The second bedroom is a sizable room with space for a double bed and other furnishings, as well as a window facing the front of the home. With space for a double bed and windows facing the backyard, bedrooms three, four, and five are all on the second floor. Each of the rooms has access to the modern, spacious family bathroom, which has everything a family could possibly need.

Loft Room

There is a large space on the top floor that is now utilised as storage and a home gym but may serve a variety of functions. Velux skylights allow an abundance of natural light into this fantastic room. The hard work has already been done to create an additional bedroom with an en suite bathroom with water and waste pipework in place.

Garden

When you arrive at the property, a spacious driveway with enough for more than four vehicles welcomes you. Other advantages include a tandem carport with an up-and-over door and a garage. The established and lush rear garden includes an outdoor entertainment area that makes it the perfect place for parties, al fresco dining, enjoying a fire pit, and relaxing in the hot tub.

Sellers Story

We were initially attracted to the area in which The Paddocks is situated, say the current owners, at the end of a quiet cul-de-sac in the lovely village of Bulkington. When we initially viewed the property, we were amazed at the size of the rooms every room was bigger than standard, and the layout maximises the potential of the plot. The second floor was a super functional space, variously being the teenagers hangout and gaming room, and latterly a home gym. Since moving in, the owners have made various improvements to the property. We have replaced all bathroom suites, they say, reconfiguring the en suite to give a better use of space whilst still keeping a full-size bath and large shower. The kitchen was changed too, and new flooring laid throughout. Outside, we have built a greenhouse and shed and erected a wooden gazebo over the hot tub, as well as replacing all of the fencing. The garden at 7 The Paddocks is one of the property s finest features, the owners continue. Whilst being quiet and south facing, it has witnessed many parties and barbecues over the years, culminating in a 4th July party a couple of years ago, with Stars and Stripes bunting and a 10ft replica of the Statue of Liberty! Another advantage of not being overlooked or near to neighbouring properties is that noise generated from a happy party crowd doesn t disturb anybody else. The garden is big enough for us to have all the space we need yet remains manageable, with a mixture of decking, patio, and grass. This is the perfect home for everyday life and entertaining alike. The house holds many special memories, say the owners, including countless parties both inside and out, from warm sunny afternoons to cold evenings collected around the fire pit later in the year. Inside, we spend a lot of time in the dining room, which has become the focal point of the downstairs, the dining table being convenient to read or work on, with easy access to the kitchen for drinks and watching the TV. By making an extension to the table we have hosted Christmas Dinners here for 18 people! This is a warm, sociable house, and we have been very happy living here. The local area has much to offer, too. Bulkington is a vibrant village and has well stocked shops including a newly refurbished Co-Op and a village florist who is second to none. For schooling, Arden Forest Infant School is a 5-minute walk from The Paddocks and is rated Outstanding. St James CofE Academy is less than 15 minutes walk away, rated Good by Ofsted. There are two active pubs in the village, two chip shops and an excellent Chinese takeaway. There are local bus routes into Nuneaton and Bedworth, and Nuneaton railway station is just 12 minutes drive away. We will really miss the space this property affords, and particularly the garden, which is south facing, not overlooked and so quiet and calming on a warm summer s evening. *
