From the owners
Sherwood has been central to the family for many years, providing the perfect backdrop for lots of gatherings and celebrations.
Introduction
Sherwood Cottage is as quintessentially Norfolk as you can get, surrounded by stunning field views and a private garden which extends to around a third of an acre. It s believed to date back to the 18th century, possibly even earlier, and was originally a farmhouse on a much larger estate. Later it was converted into two separate cottages, which the current owners have reinstated and improved upon to create one large and very comfortable family home.
Inside
The house has preserved much of its rustic, farmhouse-style aesthetic and features lots of exposed brick and beams, wood and tiled floors and has large windows which let in lots of natural light. The main reception rooms feel airy and bright and have an easy flow to them which makes them ideal for entertaining and hosting. The kitchen is charming yet practical, there s a good-sized study on the ground floor and the addition of a garden room off the kitchen provides a lovely additional dining space. The upstairs rooms are accessed by two separate staircases either end of the house and there are five good-sized bedrooms. A smaller room, just off the landing, would be well-suited to a nursery, dressing room or library.
Outside
Sherwood Cottage sits prettily in its plot which extends to around a third of an acre and is surrounded by fields. It is constructed of local Norfolk flint with a farm-style track leading up to it, as well as a shingle parking area and extensive gardens at the rear. The garden is predominantly south-facing and features several patio terraces, manicured lawns and well-stocked beds, all of which benefit from sunshine all year round. The lawns are bordered by a copse of mature trees and there is an outdoor kitchen area on one of the terraces. A surprising feature is the unique garden building, which could offer a number of uses and is circular in shape topped with a pretty thatched roof.
Reception rooms
There are two cosy sitting rooms on the ground-floor, which each have feature fireplaces. One could be converted into a more formal dining room if required. The garden room is a more recent addition but fits beautifully with the rest of the property. A continuous tiled floor connects it to the kitchen and it s currently arranged as a dining space, seating eight. It s very light and bright and has big, open windows on all three sides which offer panoramic views.
Bedrooms and bathrooms
Sherwood Cottage offers six bedrooms in total, accessed by two separate staircases and landings. Four of the bedrooms are good-sized doubles which span the entire width of the house. The remaining two are on the smaller size but could offer a number of practical uses, including as a dressing room, home office or first-floor snug. There are two bathrooms on the ground floor. One is particularly large and features tiled floors and walls, as well as a panelled bath and large, wet room style shower. The other bathroom, located at the opposite end of the property, is also fitted with a panelled bath.
Features
There s a lovely rural feel to the entire property, surrounded as it is by far-reaching field views and a large garden. The Norfolk flint is traditional and timeless and the outdoor space has been beautifully and carefully created, almost acting as an extension to the reception rooms, which are very sociable and welcoming. The bedrooms and bathrooms are neutral but charming and while the rustic, farmhouse-style kitchen doesn t have the scale of a barn conversion, it does have the feel. The result is a larger-than-average cottage crammed with character.
Practicalities
The bespoke wooden kitchen is well-fitted with lots of eye and base-level units, plenty of worktop space and an Aga set into a large brick hearth. There is also a large Butler sink. Some of the space in the large entrance hall could be used for storage or to create a boot or utility room and both bathrooms are conveniently located downstairs. There s also a home office on the ground floor, and the potential to create an additional one upstairs.Outside, there is space for a good-sized vegetable garden and an undercover area which has been transformed into an outdoor kitchen. It has a large barbecue and lots of counter space. It also comes with off-road parking and several outbuildings in the garden.

Insiders View
Step inside Sherwood Cottage and you know, immediately, that it s been such a well-loved home. It s a home to be shared across the generations and I can easily imagine children being raised here, growing up, and then bringing their own children to visit. That chocolate-box Norfolk flint out the front fits in perfectly with its idyllic surroundings and inside it is cosy yet sociable, with farmhouse-style proportions. Everything about it fits together so nicely and while there s now very little to suggest that it was ever two properties, you certainly benefit from the scale. I love how the owners have created such a welcoming and inviting home, both inside and out. The outdoor kitchen is such a pleasant surprise and I love the circular outbuilding, too - it really adds to its charm.
