A deceptively spacious, four-bedroom family home with scope for further improvement and expansion, off-road parking and garaging, sitting on a generous plot in the popular village of Great Easton.

GROUND FLOOR

Enter the property into an entrance hall with stairs rising to the first floor. The ground floor accommodation consists of three reception rooms, a kitchen, utility room and a downstairs cloakroom. The newly fitted kitchen is located at the rear of the property with a good range of floor standing and wall mounted cabinets with a variety of integrated Neff appliances, a large window overlooking the garden and a door into the utility. The utility room provides further storage, space for white goods and a door out to the rear garden. There are two reception rooms to the front of the property, a snug/study to the left of the entrance hall and to the right a living/dining room. This L-shaped room is a generous size, the living area has an open fire and a bay window looking out to the front. The dining area has a door into the kitchen and glazed sliding doors into the conservatory. The conservatory has two sets of sliding doors opening out to the patio and garden creating a lovely flow from in to out.

FIRST FLOOR

To the first floor there are four double bedrooms and a family bathroom. Bedrooms one and two are large double rooms sitting at the front of the property. Bedrooms three and four are smaller doubles with windows overlooking the rear garden. Three bedrooms have built in storage and all four are served by the family bathroom comprising a shower bath, wash hand basin and low flush lavatory.

OUTSIDE

To the front there is a tarmac driveway offering ample parking and access to the oversized 28 ft. single garage with pedestrian access to the left leading to the rear garden. The front garden sits to the right of the driveway, mainly laid to lawn with hedged boundaries and mature borders. The rear garden is predominantly laid to lawn with a patio directly off the property, there is a large, raised bed ideal for a vegetable patch, a greenhouse, two sheds and a pond. The garden is fenced and hedged on all sides providing a great degree of privacy with the village park behind with countryside beyond, meaning there are no overlooking houses and lovely views. The current owners have completed a scale of works since taking ownership, however it would still benefit from further modernisation and updating.

LOCATION

Great Easton is considered one of the most attractive Welland Valley villages, in highly accessible but unspoilt countryside. The village has a strong community spirit, centred around an active village hall and parish church. Great Easton contains a popular destination public house, The Sun Inn, a shop with a post office, and a park, handy for those with children. The neighbouring village of Medbourne has a village shop and a post office. Nearby, the market town of Market Harborough provides a good array of everyday shopping facilities including a market together with a good rail link to London St Pancras. Excellent schooling is available in nearby at Market Harborough and Bringhurst offers an outstanding primary school.
