A unique five/six-bedroom house forming the principal wing of an important 19th century, Grade II listed house located in the highly regarded village of Abbots Leigh.

Introduction

The Priory is a landmark building within the village and is steeped in local history. In 1818 Philip George of the Bristol based George s brewing family bought the Redcliffe Street shot tower. His son, Christopher George, expanded the lead shot business and in 1831, as a wealthy newcomer to Abbots Leigh, built The Priory. Other residents include the Fry family, famed chocolatier s whom alongside Cadbury and Rowntree's, were one of the big three British confectionery manufacturers throughout much of the nineteenth and twentieth centuries. The original house was later divided into two separate dwellings, both of which are so often admired by passers-by owing to the dramatic Gothic architectural styling and intricate external stonework. Now offered for sale for the first time since 1977, the property has served the present owners as a longstanding family home and has been lovingly maintained during their tenure. It is evident that the house has provided many years of enjoyment with particular gratification gained from the beautifully tended, well stocked, west facing gardens. One of the most predominant features inside this fine residence is a majestic 29 x 17 8 (8.86 x 5.38m) drawing room with full height French windows opening to and overlooking the lawned gardens. West Priory has generously proportioned, versatile accommodation arranged over three, character filled floors, all of which offer uniquely historic features. These include the most intricate ceiling mouldings, doorways with ornate surrounds and elegant, stone carved fenestration, some with attractive stain glass insets. The house offers a pleasing approach through impressive stone pillared gates and a sheltered, sweeping driveway that arrives to reveal an imposing fa?ade and entrance with ample car parking across the frontage. The position within the village on Manor Road occupies a commanding position, thus allowing far reaching westerly views over the Bristol Channel to the Welsh Hills on the horizon, often offering some spectacular sunsets.Outside, the 19th-century garden is laid to informal, undulating lawns and shrubberies with a rich variety of mature tree specimens and well stocked beds. The aforementioned driveway offers plenty of parking and turning space and in turn provides access to detached double garaging.

Location

Abbots Leigh is regarded by many as one of the most sought-after villages on the outskirts of Bristol with its own Church, public house, caf?, recreational field and village hall all being within quarter of a mile of the property. Clifton Village is situated approximately two miles away across Isambard Kingdom Brunel s world-famous Suspension Bridge and the city centre is approximately three and a half miles distant. Junction 19 of the M5 gives access to the UK motorway network and can be found within four miles and Bristol International Airport around eight miles. A variety of beautiful walks including Abbots Pool, Leigh Woods and The Avon Gorge (in itself a designated area of special scientific interest and natural beauty) are on offer quite literally from the doorstep.

Directions

(From Clifton) Depart Bristol across the famous Clifton Suspension Bridge on the B3129 as far as the traffic lights opposite the gates to Ashton Court. Turn right at these traffic lights onto the A369 towards Portishead. After about half a mile, carry straight on at the next set of traffic lights, continuing on the A369. Again, after about half a mile you will observe The George public house on your left-hand side. Turn left at The George onto Manor Road and continue for about 120 meters observing stone pillared gates on the right leading into the subject property.
