DESCRIPTION

Luscombe Maye are delighted to bring to market Headlands, a detached dormer bungalow with a one bedroom attached annexe and detached barn, which is situated in approximately a 3.4 acre plot, with fantastic views towards the nearby countryside and Ugborough Beacon.
This smallholding is situated a stones throw away from the centre of South Brent village and has been a well loved home for 31 years. There are two reception rooms, both with attractive fireplaces with a tiled hearth, wooden mantel and surround and space for a dining table set. The kitchen has handmade solid wood wall and floor units with an electric Everhot 90 Range cooker and there is open shelving and a useful pantry as well as space for a fridge freezer and space and plumbing for a dishwasher. Just outside the back door, there is a WC, and a small utility space which has plumbing for a washing machine. Two of the bedrooms are on the ground floor, the master of which enjoys a dual aspect outlook with splendid views over the garden and towards Ugborough Beacon. The family shower room is also situated on this ground floor. Upstairs there is a spacious home office with roof windows and lots of storage as well as a further bedroom and WC.
THE ANNEXE:
This attached annexe can be accessed via a fully glazed corridor from the main house, or via the conservatory attached to the annexe. There is a spacious living and dining area and the kitchen comprises matching wall and floor units, with an integrated hob, oven and grill and there is space for a fridge freezer and plumbing for a washing machine. A spacious double bedroom overlooks the garden and has an en-suite shower room with WC.
THE BARN:
A large detached barn with hayloft and attached field shelter with a concrete base, is in need of some restoration and repair and is situated in the paddock behind the property.
OUTSIDE:
The grounds of Headlands consists of approximately 3 acres of paddock and 1/3rd of an acre garden. The property is approached via a driveway and leads up to a large space which offers ample off road parking for several vehicles. A detached double garage has lighting and electric with an attached car port and log store offering sheltered parking or workshop space. There is a further sheltered area attached to the house, which has a 7Kw electric car charging point.
The garden itself provides a vegetable patch, orchard and wild flower meadow and there is a potting shed, pond and some lawn around the front of the property which is bordered by shrubs and trees. There is a gravelled area and some patio space, perfect for outdoor seating so you can enjoy dinner outside and take in the countryside sounds and beautiful outlook.
At the edge of the paddock there is a leat which runs adjacently, then under the driveway and through the front garden of Headlands.

SOUTH BRENT

The moorland village of South Brent stands in the valley of the River Avon under the southern foothills of Dartmoor National Park and on the northern edge of the lovely South Hams, fifteen miles from the centre of Plymouth.
The village is one with a strong community with three churches, one of which dates back to Norman times, a primary school and a wide variety of shops. There are well-regarded community colleges at Totnes and Ivybridge, approximately eight and five miles distant respectively, and both towns offer a comprehensive range of facilities for the wider community. Some of the finest beaches on the south coast, along with the South West Coast Path, are all within easy reach.
Situated just off the A38 Expressway, the village is well placed for quick access to Plymouth, Torbay and Exeter for which there are regular bus services. Rail services can be found at Ivybridge, approximately five miles distant, offering services to Plymouth, Totnes, Newton Abbot, Exeter St David's and on to Bristol, Cardiff and London.
