DESCRIPTION
Luscombe Maye are delighted to bring to market this charming and spacious home situated in the heart of the popular village of Blackawton.
Upon entering the home, you're greeted by a spacious and inviting entrance hall, complete with exposed stone flooring and ample room for coats and footwear. This area also provides access to a convenient cloakroom fitted with a WC and wash hand basin. A few steps lead down into the characterful sitting room, where exposed wooden beams and a striking stone fireplace with a slate hearth and multi-fuel stove create a warm and rustic atmosphere.
Adjacent to the sitting room is the kitchen/dining area, fitted with a range of oak wall and base units, set against tiled surrounds and flooring. The kitchen includes an integrated electric oven and hob, with dedicated space for a fridge/freezer, washing machine, and a dining table. The flooring extends through to a stable door that opens into a rear porch—offering a practical entry point from the garden and driveway.
Stairs ascend to the first floor, passing a charming exposed stone wall on the way to the landing. This level hosts three bedrooms—two of which are generously sized and easily accommodate double beds. The third bedroom is also well-proportioned and includes built-in storage. The stylish family bathroom on this floor features beautiful wooden panelling, exposed floorboards, a bath, separate shower, WC, and a heated towel rail.
On the second floor are two additional bedrooms. One is a comfortable double enjoying sweeping countryside views, while the other offers flexible use as a guest room, dressing room, or home office.
To the side of the house is a parking area in front of a sizeable garage, complete with an electric roller door. A few stone steps lead down to the front entrance, bordered by vibrant and well-maintained flower beds. A gravel path wraps around to a paved terrace adjacent to the rear porch. Beyond, steps ascend through a terraced garden with gravel walkways and an array of colourful shrubs and flowers. At the garden’s peak is a perfect seating area to take in panoramic views across rooftops and the rolling countryside beyond.
BLACKAWTON
A friendly South Hams village with a lively community, Blackawton lies about halfway between Totnes and Kingsbridge (9 miles) and about five miles from Dartmouth. The historic parish church of St. Michael is the village's principle landmark and Blackawton also has a primary school with an excellent reputation, a large and well-used village hall, a post office, an excellent village run shop and a public house.
Dartmouth is about a 15 minute drive away and has the promenade running the length of the estuary. There are a wide selection of bistros, restaurants, boutiques and specialist shops lining its narrow streets with their long flights of winding steps and intriguing medieval buildings. Kingsbridge is a picturesque market town that enjoys an abundance of amenities and facilities including a wide range of shops, churches, cottage hospital, health centre and a sports centre with indoor swimming pool. The town also has a library, primary school and highly rated secondary school. Totnes, about ten miles away, is known as an Elizabethan town but has much earlier origins with a castle, a wonderful position on the River Dart and a main line railway station. It has a well regarded community college, full range of shops, a weekly market, a wide choice of cultural facilities and a mainline railway station.
